California Dream For All

The Dream For All Shared Appreciation Loan is a down payment assistance program for first-time homebuyers to be used in conjunction with the Dream For All Conventional first mortgage to help cover down payment and/or closing costs.

When the home is sold, transferred or the first mortgage is paid in full - the homebuyer repays the original down payment loan, plus a share of the appreciation in the value of the home.

If you applied in previous rounds and were placed on a waitlist or received a DFA voucher, you may access the Voucher Portal to view your voucher status, download a copy of your voucher, request a one-time extension, or cancel your voucher.

* Funding is limited and applications are subject to a lottery selection process administered by CalHFA. Submission of an application does not guarantee selection or approval.

* No required monthly payments on the Dream For All assistance loan. Repayment of the original assistance amount plus a shared appreciation portion is due upon sale, refinance, transfer, or payoff of the first mortgage.

What is the California Dream For All program?

The California Dream For All® program is a down payment assistance program that may provide up to 20% of the home’s purchase price to help eligible buyers with their down payment and certain closing costs. The assistance is offered as a shared appreciation loan, not a grant.

How are buyers selected?

Funding is limited and buyers are selected through a randomized lottery process during the official registration window. The program is not first-come, first-served.

Is Dream For All free money?

No. Dream For All is not a grant. There are no monthly payments on the assistance, but repayment occurs when the home is sold, refinanced, or transferred. The amount repaid includes the original assistance plus a portion of the home’s value change, as defined by the program.

Do I need a pre-approval to apply??

Yes. A pre-approval from a participating lender is required in order to register for the lottery. Buyers who prepare ahead of time are best positioned if selected.
